Requirements

  • Knowledge of lease accounting in accordance with ASC 842, including right of use asset, lease liability, tenant improvement allowances, nonlease components, rent accruals, and lease expenses
  • Familiarity with GAAP for preparing General Ledger entries and reconciliations
  • Experience with month-end close duties, journal entries, account reconciliations, and variance analysis
  • Ability to perform monthly account analysis of balance sheet and income statement accounts
  • Proficiency in reviewing landlord billings (e.g., CAM, marketing, taxes, insurance) and corresponding with landlords and real estate teams
  • Skills in preparing sales statements, supporting landlord audits, and assisting with rent payment files
  • Capability to deliver financial planning estimates, support forecasts, budgets, and long-range planning
  • Understanding of SOX compliance, internal controls, and documentation
  • Ability to handle special projects, ad-hoc requests, and review new leases or renewals
  • Strong communication skills for collaborating with accounting teams, management, real estate teams, and regional finance
  • High productivity with focus on continuous improvement of processes
  • Ability to work with minimal supervision on moderately complex tasks, following established policies while occasionally creating new ones with manager approval
  • Attention to detail to avoid errors impacting financial statements and strategic decisions

Responsibilities

  • Prepare monthly and quarterly General Ledger entries and reconciliations efficiently and in accordance with GAAP
  • Perform analysis of accounting records to explain variances from financial statement reviews and management inquiries
  • Conduct monthly account analysis of balance sheet and income statement accounts
  • Engage with accounting teams on GAAP issues, discussing with Accounting Manager or Regional Controllers
  • Prepare quarter-end and year-end lease schedules for management review and SEC financial statements/footnotes
  • Review and analyze landlord billings for CAM, marketing, taxes, insurance; correspond with landlords and Columbia’s Real Estate team on variances/reconciliations
  • Create recurring sales statements for landlords, coordinate internal reviews, and support landlord audits as needed
  • Assist with monthly rent payment file preparation for review by Sr. Director of Real Estate
  • Deliver financial planning estimates for lease expenses and coordinate with regional finance teams for forecast, budget, and long-range planning
  • Support ad-hoc requests from regional finance or Real Estate teams, including review of new leases or renewals
  • Handle special projects as assigned by Accounting Manager
  • Maintain SOX compliance activity and documentation; uphold internal control procedures
  • Drive continuous improvement of accounting processes and procedures
  • Perform other related duties as assigned and maintain positive communication across the organization
