Requirements

Bachelor’s degree in business, facilities management, architecture, engineering or other related area (preferred)
Graduate degree in a related field (desirable)
10+ years of real estate management experience with increasing responsibility (preferred)
Strength in project management, property, asset and facilities management, real estate finance/accounting and leasing, with particular skill in at least one area
Ability to work through ambiguity to drive solutions
Excellent oral communication and listening skills
Customer service-focused with ability to forge strong relationships
Quick-thinking and calm during stressful or emergent situations
24X7 on-call coverage
100% of time on-site
Occasional travel

Responsibilities

Oversee all operational aspects of the Durham, NC campus, Jacksonville, FL and Washington, DC offices (c.736,000 square feet total) and other locations as assigned, in partnership with outsourced facility management alliance partner
Drive asset value through critical thinking, effective expense management, infrastructure planning, and focusing on associate needs
Collaborate with groups inside and outside of Fidelity Real Estate
Lead a team focused on delivering quality services to enable the success of Fidelity businesses
Lead resources handling day-to-day facilities management functions: operational risk management, vendor management, critical infrastructure & engineering, repairs & maintenance, amenities (hospitality, fitness & food & beverage), cleaning, landscaping, and others
Ensure outsourced resources provide quality property and facility management services per contractual agreement, focusing on risk mitigation and operational excellence
Provide financial stewardship: review and approve all building expenses, work closely with Fidelity Real Estate Finance on tracking, validating, and controlling costs
Develop annual and multi-year regional operating and infrastructure capital plan to present to senior leaders
Partner with Real Estate teams (Amenities and Program Management, Project Design and Delivery, and others) to align priorities, develop and implement regional programs and projects
Partner with Engineering Services to ensure consistent standards and performance across the region
Cultivate key partnerships with Global Security & Investigations, Enterprise Infrastructure, and Enterprise Business Resiliency to meet business unit contingency needs during events
Support the Sustainability Office and Regional Sustainability Workstreams to develop and implement environmental initiatives
Draft/send communications regarding building disruptions or campus work, with action plans
