Requirements

Experienced in property maintenance, particularly for multifamily apartment communities
Knowledge of general maintenance repairs, apartment make-readies, preventive maintenance, inventory management, and maintenance budgeting
Ability to oversee daily workflow of service department, including service associates, make-readies, porters, and housekeepers
Capable of providing ongoing direction, guidance, and training to service personnel
Skills in performing unit turns, appliance and HVAC repairs, structural, plumbing, and electrical repairs, painting, rehab units, grounds keeping, pool cleaning and repair
Ability to work on-call and manage on-call schedules for service staff
Commitment to high level of quality customer service and professionalism
Availability for full-time employment in Nashville, Tennessee

Responsibilities

Oversee the daily workflow of the service department
Assist the Community Manager in directing the work of service associates, make-readies, porters, and housekeepers
Provide ongoing direction, guidance, and training to service personnel
Ensure all company maintenance/service policies and procedures are implemented and enforced
Ensure company standards for maintenance functions are consistently maintained
Conduct quality control checks of all final products (e.g., unit turns, preventive maintenance, rehab projects)
Walk the community daily and inspect vacant apartments
Oversee preventative maintenance activities and coordinate large preventative maintenance projects
Address all emergency service requests in a timely fashion
Work on-call and ensure appropriate on-call schedules for service staff
Complete and maintain unit turns, appliance and HVAC repairs, structural, plumbing, and electrical repairs, including rehab units, grounds keeping, and other assigned duties
Paint and turn vacant units, including rehab units
Clean and repair swimming pools
Ensure the physical well-being and curb appeal of the apartment community, including grounds cleanliness
Prioritize service requests, make-ready board, service records, and inspect all work assignments for completion according to company standards
Monitor vacancy reports to ensure unit turn times meet community standards and manage rent-ready units
Assist with move-in and move-out procedures
Oversee, delegate, and complete service requests in a timely and cost-efficient manner
Monitor open service requests
