Requirements

Experience in property management, particularly in affordable housing or multifamily sectors
Strong leadership and personnel management skills, including screening, hiring, training, coaching, and terminating staff
Knowledge of financial management, cost control, revenue improvement, and achieving net operating income goals
Familiarity with compliance requirements, including company policies, safety guidelines, fair housing laws, and risk/liability management
Ability to oversee all phases of operations: personnel, leasing, maintenance, financial, administration, and risk management
Offsite leadership capabilities to supervise properties and staff remotely

Responsibilities

Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness and compliance with training benchmarks
Address performance problems by documenting issues, communicating with supervisors and HR, and terminating when necessary
Prepare and approve salary increase requests for Community Manager and team members; sign off on site requests
Ensure all counseling statements, written evaluations, and salary requests are reviewed and delivered to appropriate parties
Approve timesheets, verifying accuracy of hours, vacation, sick time, and signatures
Promote staff harmony, quality performance, and compliance with company policies through effective leadership
Achieve highest possible net operating income via cost control, revenue/leasing improvements, trend identification, strategy recommendations, and adjustments
