Requirements

  • Experience in day-to-day property management and operations for residential properties
  • Ability to lead on-site teams and oversee daily activities
  • Expertise in achieving budgeted financial goals, including rent collection, leasing goals, resident retention, expense/revenue management, and vendor supervision
  • Proficiency in drafting annual budgets and business plans
  • Knowledge of market conditions for approving rents, concessions, and amenity pricing using competitive shopping, mystery shoppers, and market research
  • Familiarity with property software for reporting on rent rolls, occupancy, lease charges, and compliance
  • Understanding of CIM’s Standard Operating Procedures (SOP) for lease execution, including review of lease terms, addendums, and no resident changes without corporate approval
  • Skills in marketing, social media management for property events and neighborhood news, and ensuring alignment with revenue/leasing goals
  • Capability to track financial performance, deliver monthly variance reports, and explain variances
  • Knowledge of building operating systems (e.g., elevators, boilers, cooling systems) and preventive maintenance agreements
  • Understanding of the local market for the assigned property

Responsibilities

  • Lead the on-site team and oversee daily activities to ensure residential satisfaction and excellent customer service
  • Confirm building amenity pricing accuracy by shopping competition and using mystery shoppers/market research
  • Approve rents and concessions based on market conditions, availability, and leasing strategy
  • Collaborate with resident services and leasing teams to ensure renewals and new leases meet approved pricing
  • Monitor and adjust marketing plans to achieve revenue/leasing goals, using property software for recommendations on prospects, tours, and leasing
  • Ensure all residential leases are executed per CIM SOP, reviewing rent roll, occupancy, charges, lessee names, and terms monthly
  • Enforce correct lease terms and required addendums before execution, obtaining corporate approval for any changes
  • Create and approve social media content for on-site events and local news, responding to questions/comments
  • Track rent collection to maintain no more than 30 days delinquency (unless eviction pending)
  • Create and deliver annual budgets, monthly variance analysis reports, and year-end NOI targets
  • Report monthly on financial performance and explain variances
  • Ensure building systems (elevators, boilers, central plant cooling) are on approved preventive maintenance agreements
