Requirements

  • Ability to diagnose, troubleshoot, and repair HVAC units, including examining problems, determining repair/replacement methods, and performing preventative maintenance (e.g., replacing filters, cleaning coils)
  • Skills in minor to moderate-level plumbing repairs, replacements, and installations (e.g., repairing leaks, removing clogs in sinks/toilets, snaking blockages up to 25 feet, replacing fixtures like levers, faucets, drains)
  • Ability to perform minor electrical repairs (e.g., replacing sockets, switches, light bulbs, checking breakers)
  • Carpentry and general repair skills (e.g., doors: re-key, hang, paint, replace; flooring: reattach thresholds; minor wall/ceiling repairs: drywall, mud, tape, paint)
  • Knowledge of operating and maintaining appliances (e.g., cleaning filters, checking drain lines, operating high-end systems, repairing/replacing kitchen appliances like refrigerators, stoves, washers, dryers)
  • Ability to respond to all tenant/building work orders within 24 hours, handle efficiently, and document work completed
  • Capability to complete preventive maintenance on appliances and other items as directed
  • Experience assisting with preparing vacant units for rental and following planned preventative maintenance schedules
  • Willingness to work under supervision of Maintenance Supervisor and collaborate with Property Manager/Assistant Property Manager
  • Full-time availability

Responsibilities

  • Respond to all tenant/building work orders within 24 hours, handle efficiently, and document work completed
  • Complete preventive maintenance work in-house on appliances or as directed by property management team
  • Coordinate repair/maintenance of doors (re-key, hang, paint, replace)
  • Clean out appliance filters, check drain lines and pans, operate all systems including high-end appliances to assist residents
  • Replace HVAC filters, wet vac condensation pans, verify thermostat settings, operate units to assist residents; perform repairs/replacements and preventative maintenance
  • Snake and clear plumbing blockages up to 25 feet; replace plumbing fixtures (levers, faucets, drains); perform minor to moderate repairs/replacements/installations (leaks, clogs in sinks/toilets)
  • Replace electrical sockets, switches, light bulbs, check breakers; perform minor repairs and replacements of light fixtures
  • Reattach flooring thresholds
  • Perform minor wall repairs (drywall, mud, tape, paint) and ceiling repairs (drywall, mud, tape, paint)
  • Repair/replace furnished kitchen appliances (refrigerators, stoves, washers, dryers); consult supervisor for advanced repairs, ensure proper disposal/removal
  • Perform painting projects ranging from full units
  • Ensure all maintenance and repairs meet CIM Group operating and safety standards
