Requirements
- Ability to diagnose, troubleshoot, and repair HVAC units, including examining problems, determining repair/replacement methods, and performing preventative maintenance (e.g., replacing filters, cleaning coils)
- Skills in minor to moderate plumbing repairs, replacements, and installations (e.g., repairing leaks, removing clogs in sinks/toilets, snaking blockages up to 25 feet, replacing fixtures like levers, faucets, drains)
- Proficiency in minor electrical repairs (e.g., replacing sockets, switches, light bulbs, checking breakers)
- Knowledge of repairing and replacing kitchen appliances (e.g., refrigerators, stoves, washers, dryers) and operating high-end appliances/systems
- Carpentry and general maintenance skills (e.g., doors: re-key, hang, paint, replace; flooring thresholds; minor wall/ceiling repairs with drywall, mud, tape, paint; painting projects)
- Ability to respond to all tenant/building work orders within 24 hours, handle efficiently, and document work completed
- Capability to complete preventive maintenance on appliances and other items as directed
- Experience assisting with "make ready" projects for vacant units and following planned preventative maintenance schedules
Responsibilities
- Report to the Property Manager under the supervision of the Maintenance Supervisor
- Ensure all tenant/building work orders are responded to within 24 hours and handled efficiently with documentation
- Complete in-house preventive maintenance work such as on appliances or as directed by property management team
- Coordinate repair/maintenance of doors (re-key, hang, paint, replace), appliance filters/drain lines/pans, HVAC filters/condensation pans/thermostats, plumbing blockages, electrical sockets/switches/bulbs/breakers, flooring thresholds, minor wall/ceiling repairs (drywall, mud, tape, paint), and plumbing fixtures
- Perform repairs and replacements on HVAC units according to standards
- Conduct minor to moderate plumbing repairs, including leaks and clogs
- Handle minor electrical repairs and light fixture replacements
- Repair/replace furnished kitchen appliances; consult supervisor for advanced repairs, ensure proper disposal
- Perform painting projects from full interior units to minor touch-ups
- Assist with preparing vacant apartment units for rental ("make ready" projects)
