Requirements

  • Ability to greet prospects and qualify them by covering all criteria (ask questions; utilize completed guest cards, etc.)
  • Proficiency in recording telephone and in-person visits on reports and filing guest cards according to procedures
  • Capability to inspect models and market-ready units and communicate service needs
  • Product knowledge to demonstrate community, apartments/models, communicate features/benefits, and close sales
  • Skills in processing applications (credit checks, rental history), securing deposits per company and Fair Housing procedures
  • Competence in using Yardi System for inputting lease information accurately and timely
  • Ability to maintain resident files, daily inspections, commission records, and monthly reports
  • Professional representation of the company at all times
  • Strong communication skills for resident relations, handling requests/concerns, and follow-ups
  • Participation in outreach marketing, resident functions, and maintaining community cleanliness/curb appeal

Responsibilities

  • Greet prospects, qualify leads, record visits, and file guest cards
  • Inspect models/market-ready units and report service needs to Property Manager
  • Demonstrate community/apartments, apply product knowledge, close sales, and secure applications/deposits
  • Update availability reports, process applications, submit for approval, and follow up with applicants
  • Ensure apartments are move-in ready, secure new resident signatures, and orient residents
  • Follow up on non-closing prospects, refer to sister communities if needed, and monitor renewals
  • Monitor advertising effectiveness and gather market competition information
  • Accept rental payments, type leases, complete paperwork, and review with Community Manager
  • Distribute notices, newsletters, pamphlets, flyers; place/remove marketing materials (banners, signs, etc.)
  • Receive calls/visits, complete maintenance requests, follow up on repairs, and communicate with management/maintenance
  • Assist in resident functions, outreach marketing, advise on referrals, and contribute to community cleanliness
  • Maintain accurate commission records and assist management with various tasks
  • Implement community policies consistently
