Requirements

  • Ability to greet prospects and qualify them by covering all criteria (ask questions; utilize completed guest cards, etc.)
  • Proficiency in recording telephone and in-person visits on appropriate reports
  • Skills in filing guest cards and maintaining them according to established procedures
  • Capability to inspect models and available “market ready” units and communicate service needs to Property Manager
  • Product knowledge to demonstrate community and apartments, communicate features and benefits, and close sales
  • Knowledge of company procedures and Fair Housing requirements for applications and deposits
  • Ability to update availability reports, process applications (credit checks, rental history), and follow up with applicants
  • Competence in ensuring apartments are ready for move-in and securing new resident signatures on paperwork
  • Skills in following up on prospects that did not close and referring to sister communities if needed
  • Ability to orient new residents to the community
  • Proficiency in monitoring renewals, distributing and following up on renewal notices
  • Capability to monitor advertising effectiveness and gather market competition information
  • Professional representation of the company at all times
  • Ability to accept rental payments and deliver them to Assistant Community Manager
  • Typing and data entry skills for leases and Yardi System, with accurate and timely input
  • File maintenance skills for current resident files and daily inspections
  • Ability to distribute company or community-issued notices
  • Competence in maintaining accurate monthly commission records for leases and renewals
  • Open communication skills with Property Manager and Maintenance Supervisor
  • Contribution to community cleanliness and curb appeal
  • Participation in resident functions, outreach marketing, and signage placement/updates

Responsibilities

  • Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.)
  • Immediately record all telephone and in-person visits on appropriate reports
  • File own guest cards and maintain according to established procedures
  • Inspect models and available “market ready” units, communicate related service needs to Property Manager
  • Demonstrate community and apartment/model and apply product knowledge to clients' needs by communicating features and benefits; close the sale
  • Have prospect complete application and secure deposit in accordance with company procedures and Fair Housing requirements
  • Update availability report, process applications for approvals (e.g., credit check, rental history), submit to Community Manager, and follow up with applicant
  • Ensure apartment is ready for resident to move-in on agreed date
  • Immediately follow-up on prospects that did not close and attempt to close sale again; refer to sister communities if unable to help
  • Secure new resident’s signature(s) on appropriate paperwork prior to move-in and orient new residents to community
  • Assist in monitoring renewals; distribute and follow-up on renewal notices
  • Monitor advertising effectiveness; gather information about market competition and file
  • Represent the company in a professional manner at all times
  • Accept rental payments and give immediately to Assistant Community Manager
  • Type lease and complete appropriate paperwork; input information on Yardi System accurately and timely; review with Community Manager prior to signatures
  • Maintain current resident files
  • Maintain and record daily inspections for the community
  • Distribute all company or community-issued notices
  • Maintain accurate monthly commission records on leases and renewals for bonus purposes
  • Assist management team with other various tasks as required
  • Consistently implement policies of the community
  • Receive all telephone calls and in-person visits; listen to resident requests, concerns, and comments
  • Quickly complete maintenance Service Requests and inform maintenance team; answer resident questions on community, repairs, rent, rules, etc.; follow up timely
  • Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests weekly
  • Maintain open communication with Property Manager and Maintenance Supervisor
  • Contribute to cleanliness and curb appeal of the community on a continuing basis
  • Assist in planning resident functions; attend and participate as host as directed by Community Manager
  • Participate in outreach marketing activities regularly to obtain prospective residents
  • Advise residents of referral concessions (if permitted)
  • Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc
  • Distribute newsletters, pamphlets
