Requirements

  • Advanced understanding of building codes related to construction activities, means and methods of construction sequencing, and material cohesion
  • Expertise in overseeing permitting processes, including tracking logs for all disciplines (Demo, shoring, grading, A&E, MEP, FS, Fire Alarm, Civil/LID, etc.) and ensuring compliance with OSHA regulations

Responsibilities

  • Plans and implements the Construction Program/Logistic Plan with the Construction Manager, including quality control procedures, safety, security practices, field office location, laydown yard, temporary utilities, final utility POCs, staging areas, equipment, and manpower
  • Documents via filming of existing conditions of adjacent properties and public rights of way to establish conditions prior to start of construction
  • Oversees creation of a permit tracking log to ensure all required permits are pulled and closed out with authorities having jurisdiction and ensures OSHA regulations are followed (e.g., weatherproof bulletin board with safety notices)
  • Supervises, coordinates, directs, monitors, and inspects all activities of Subcontractors and Suppliers on assigned worksites or projects
  • Schedules inspections, maintains quality control, and jobsite safety
  • Calls for and attends all inspections, ensures site and subcontractors are ready, maintains documentation of approvals or corrections, and oversees required compliance work
  • With assistance from Construction Manager, drafts RFIs and reviews RFI & Submittal responses for constructability and consistency with design intent
  • Chairs weekly coordination meetings, subcontractor coordination meetings, and safety meetings with subcontractors; reviews minutes prepared by Construction Manager for accuracy
  • Supervises, coordinates, directs, monitors, and inspects Subcontractor activities related to base building requirements in Lease Work Letter(s), including scheduling inspections, quality control, and jobsite safety
  • Manages implementation of company's safety procedures and protocols onsite; works with 3rd party inspectors for OSHA compliance, conducts multiple daily safety walks, and issues citations to subcontractors
  • Participates in weekly OAC meetings and reports on current site activities and upcoming scheduled work for the next 3 weeks
  • Receives and reviews Subcontractors’ Daily Reports of work done, labor, and materials; creates individual daily activity reports and logs with photographs, and uploads to construction software
  • Inspects work, reviews and approves time and material work vouchers and invoices daily, reports T&M scope to project lead for budget tracking, and notifies project lead of field directives with potential cost impacts prior to authorizing work
  • Assists Construction Manager in development and refinement of Project Schedule, keeps schedules updated, ensures job meets milestones, prepares 3-week look-ahead schedules benchmarked against original schedule, tracks deviations, and notifies subcontractors of production levels and schedule expectations
  • Evaluates specifications for plan procedures, start, and completion dates
