Requirements

  • High School diploma or equivalent
  • 2+ years of search and title examination experience
  • May require Title Agent License (required by some states)
  • Understanding of title examination procedures and requirements

Responsibilities

  • Perform quality control checks on title examinations (70-80%)
  • Review title evidence packages, verify information against product requirements, and adhere to service level agreements
  • Prepare initial title products, including ownership and encumbrance reports, volume-based search worksheets, and commitments/preliminary title reports
  • Formulate and insert typical requirements on schedule B-1 of a commitment and in a reduced phrase format for volume-based search worksheets
  • Understand, review, and insert requirements related to various tenancies, entities, trusts, deceased individuals, and probate related to real property conveyances
  • Abstract records (i.e., mortgages, liens, judgments, vital statistics, property taxes, and plat and map books) to determine ownership and verify legal description of property
  • Set up volume-based search worksheet and files, including instructions, tasking, and sample packages
  • Calculate policy premiums
  • Prepare final title policies
  • Respond to customer inquiries
  • Perform other duties as assigned
