Requirements

  • Knowledge of building equipment systems to identify and create preventive maintenance programs
  • Ability to supervise turnover work and complete unit repairs in-house
  • Oversight of maintenance team's preventive maintenance schedule, including inspecting HVAC, refrigerators, sinks, washer/dryers, and others
  • Experience with common area and exterior maintenance (e.g., roofs, exterior doors, windows, drain lines)
  • Skills in tracking, monitoring, and following up on residents’ work orders, scheduling third-party vendors with approval
  • Ability to adhere to operating budgets and provide cost estimates for turnover, plumbing, electrical, HVAC/boiler, building RM, and preventive maintenance
  • Capability to meet weekly with Assistant Property Manager to review and confirm work order status within 24 hours
  • Inventory control of appliances, tools, supplies, and equipment
  • Hands-on repair skills including: re-key/hang/paint/replace doors; attach window blinds/hang furniture; appliance maintenance (filters, drain lines, operation of high-end models); HVAC maintenance (filters, condensation pans, thermostats); plumbing (snake/clear blockages up to 25 feet); electrical (sockets, switches, bulbs, breakers); flooring (thresholds, carpet, wood/tile); walls/ceilings (drywall repair, mud, tape, paint, wallpaper)
  • Organizational skills to maintain engineering office with tools, supplies, and inventory

Responsibilities

  • Direct building maintenance operations and maintain mechanical systems per CIM Group’s standards
  • Ensure preventive maintenance tasks are completed per monthly calendar, directing CIM technicians or third-party vendors
  • Work with Property Manager on common area/exterior preventive maintenance
  • Track and manage residents’ work orders, scheduling vendors as needed
  • Adhere to repair/maintenance budgets and provide operating cost estimates
  • Conduct weekly meetings with Assistant Property Manager to review work orders (Monday review, Friday confirmation) and maintain unit binder
  • Manage inventory of repair-related items
  • Oversee upkeep of apartment units to minimum repair standards (specific repairs listed in requirements)
  • Maintain organized engineering office
