Senior Title Examiner

Position Overview

Qualia is seeking a Senior Title Examiner to join our team and help shape the future of title examination technology. In this role, you will leverage your extensive examination expertise to not only review titles but also to architect and implement improved workflows. Your work will be instrumental in testing innovations to make title examination faster, more accurate, and more efficient. This strategic position involves close collaboration with internal stakeholders to define standards, evaluate examination logic, and provide insights based on deep industry experience. The ideal candidate possesses strong underwriting judgment, exceptional attention to detail, and a passion for enhancing title work processes.

Responsibilities

• Perform title examinations on real estate transactions across multiple states to validate system outputs and refine internal standards.
• Review and analyze public records, title searches, and supporting documents to confirm ownership, encumbrances, and title defects.
• Collaborate with product, operations, and technical teams to ensure accuracy and consistency of examination processes.
• Provide strategic input into examination workflows, system logic, and issue resolution frameworks.
• Apply sound underwriting principles to assess risk and identify curative needs.
• Maintain documentation of test results and decision-making logic to support internal development efforts.
• Participate in cross-functional feedback loops to continuously improve quality, consistency, and efficiency.
• Contribute to knowledge-sharing, training, and the development of scalable best practices for title examination.

Requirements

• 7 or more years of experience in title examination or title underwriting.
• Strong understanding of multi-state examination practices.
• Expertise in identifying chain of title issues, encumbrances, and risk factors.
• Comfortable operating in a dynamic environment that involves testing, feedback, and system-level thinking.
• Familiarity with curative processes and underwriting responses to common title issues.
• Excellent analytical, organizational, and written communication skills.
• Strong strategic thinking and ability to assess and recommend improvements to workflows and processes.
• Experience with multiple title search platforms, title production software, and underwriting guidelines.
• Self-motivated and able to work independently while collaborating across teams.
• Experience with Qualia’s software and suite of products is preferred.

Compensation & Benefits

• Salary: $85,000.00 - $95,000.00 annually (determined by relevant experience, location, knowledge, skills, internal equity, and market data).
