Responsibilities

Performs title examination and examines the chain of title for a wide range of title orders, primarily residential
Abstracts and analyzes records to determine ownership and legal restrictions and to verify the legal description of property
Conducts thorough reviews and analyses of foreclosure cases, assessing factors such as service of process, outstanding liens, and other encumbrances
Examines title records to identify potential risks, inconsistencies, or legal issues related to foreclosure proceedings
Reviews and analyzes probate and estate cases to assess their impact on title ownership and conveyance
Examines inheritance-related title issues, including wills, trusts, and intestacy laws, to determine chain of ownership and potential risks
Resolves most issues, such as missing information, incomplete, inaccurate, or contradictory information contained in the title documentation
Prepares initial title commitment documentation based on established guidelines
Prepares and reviews reports for accuracy
May provide underwriting interpretation within established guidelines
