Responsibilities

  • Performs title examination and examines the chain of title for a wide range of title orders, primarily residential
  • Abstracts and analyzes records to determine ownership and legal restrictions and to verify the legal description of property
  • Conducts thorough reviews and analyses of foreclosure cases, assessing factors such as service of process, outstanding liens, and other encumbrances
  • Examines title records to identify potential risks, inconsistencies, or legal issues related to foreclosure proceedings
  • Reviews and analyzes probate and estate cases to assess their impact on title ownership and conveyance
  • Examines inheritance-related title issues, including wills, trusts, and intestacy laws, to determine chain of ownership and potential risks
  • Resolves most issues, such as missing information, incomplete, inaccurate, or contradictory information contained in the title documentation
  • Prepares initial title commitment documentation based on established guidelines
  • Prepares and reviews reports for accuracy
  • May provide underwriting interpretation within established guidelines
