Requirements

  • 5+ years of experience in site selection, real estate development, land acquisition, or large-scale industrial/infrastructure projects
  • Background in data center development or mission-critical infrastructure required
  • Proven success negotiating and closing complex land, lease, or infrastructure agreements
  • Strong collaboration and leadership skills across multi-disciplinary teams
  • Excellent communication skills with ability to influence stakeholders
  • Real estate development expertise with a strong understanding of utility infrastructure (land, water, fiber, and environmental)

Responsibilities

  • Identify and evaluate land parcels and campuses suitable for mission-critical AI data centers
  • Assess viability through research, financial modeling, and risk analysis
  • Analyze regional power availability, water resources, and fiber connectivity
  • Build and maintain relationships with landowners, utilities, municipalities, and regulatory agencies
  • Lead negotiations for land acquisition, lease agreements, joint ventures, and partnerships
  • Work cross-functionally with the team to drive commercial terms and agreements with utility providers, surface estate owners, mineral owners, and external consultants
  • Collaborate with internal Legal and Finance teams to finalize deal structures aligned with corporate strategy
  • Partner with Engineering, Operations, Technology, Finance, Power and Construction teams to ensure holistic site selection and delivery
  • Lead cross-functional workstreams from concept to "shovel ready” sites
  • Oversee the execution of land development and utility enablement for future data center campuses
  • Provide regular executive reporting and risk assessments
