Responsibilities

  • Partner with Talent Acquisition and HR Operations to attract and hire exceptional team members through Greenhouse
  • Collaborate with Learning & Development to train, develop, and provide leadership to team members for effective property operation and career progression
  • Accountable for scheduling appropriate property staffing at all times, including after-hour on-call shifts as primary responder
  • Elevate employee experience through data, conversations, and team building to ensure high morale
  • Prepare, respond, and advise on community aspects including market, physical condition, policies, procedures, and onsite emergencies with partner departments
  • Engage internal Legal department for vendor management, risk management, court appearances, and contract administration
  • Conduct quarterly apartment inspections to assess damage and identify property improvements
  • Accountable for safe and sanitary community experience, including curb appeal, facilities, common areas, and preventative maintenance
  • Uphold The Scion Standard by conducting monthly property walks and submitting scorecard assessments
  • Maintain and audit valid building and system permits for compliance with codes and company standards
  • Identify capital expenditure improvements and work with Regional Manager and Facilities & Capital Department on approval and execution
  • Obtain vendor bids on projects and gain approval for those exceeding budgeted thresholds
  • Proactively plan and execute annual turnover process with Assistant General Manager and Facilities Supervisor, setting clear goals and expectations
  • Partner with Talent Acquisition to staff for annual turnover deadlines
  • Forecast and manage financial performance of annual turnover to keep expenses within budget
  • Utilize Turnable to create, manage, and update electronic turnover board for progress and deadlines
  • Conduct move-out inspections and vendor service walks to ensure units are ready for move-in
  • Provide hands-on help with turnover tasks, including moving furniture/appliances, assisting with punches, organizing trash, and cleaning units
  • Work with partner departments on financial aspects such as preparing annual/capital budgets, managing expenditures, invoice entry, payroll, inventory, and collections
