Requirements

  • Ability to assist Development Lead with day-to-day management duties from acquisition through pre-development, pre-construction, construction, closeout, and pre-operation phases of infrastructure projects (e.g., renewable energy like Utility Scale Solar PV and BESS, water utility infrastructure, mission critical facilities, Medium & High Voltage electrical infrastructure)
  • Knowledge to read construction documents and understand basic construction concepts
  • Ability to attend and actively participate in weekly OAC meetings
  • Capability to work with Investment Deal Teams to procure accurate due diligence information and produce feasibility analyses within short due diligence timeframes
  • Skills in creating and providing reports on project status to stakeholders, including investors, lenders, joint ventures, and quasi-public partnerships
  • Proficiency in preparing and tracking development budgets, understanding controllable costs and risks, and notifying of potential cost increases
  • Ability to track project timelines, ensure milestones are met on time, and notify of potential delays
  • Competence in managing project documents (e.g., approvals, easements, construction documents, contracts), maintaining files, sharing/uploading on project management websites, overseeing distribution, and version control
  • Ability to confirm invoice and vendor information entry in accounting systems and ensure billing matches work completed
  • Skills in overseeing creation of bid documents, scope of work preparation, preparing bid comparison spreadsheets, and assisting in contract negotiation and drafting with consultants, contractors, and vendors
  • Experience overseeing Project Coordinators' work activities, design teams, consultants, contractors, and subcontractors

Responsibilities

  • Assist Development Lead in securing entitlements, permits, approvals, certifications from city and government agencies; coordinate consultant preparation of plan check submittal documents, applications, payments, letters of authorization, and owner-builder declarations; submit documents, retrieve plan check comments, and obtain clearances
  • Provide construction oversight by reading construction documents, understanding basic concepts, and participating in weekly OAC meetings
  • Conduct feasibility and due diligence by working with Investment Deal Teams to procure information and produce analyses for potential acquisitions
  • Create and provide project status reports to Development Lead, Investments Deal Team, and stakeholders; monitor and report to investors, lenders, joint ventures, etc
  • Prepare and track development budgets, ensure milestones met within budget, understand costs/risks, and notify of potential increases
  • Track project schedules, ensure timely milestones, and notify of potential delays
  • Manage project documents including approvals, releases, easements, tract maps, construction documents, plans/specs, contracts/change orders, closeout docs; maintain files, share/upload on GC's website, oversee distribution and version control
  • Confirm project accountant entries for invoices and vendor info; ensure billing aligns with work completed
  • Oversee bid document creation, scope of work preparation for comparable bidding, and prepare bid comparison spreadsheets for review/selection
  • Assist in negotiating and drafting contract terms and scope with design consultants, contractors, and vendors
  • Oversee Project Coordinators' work activities
