Job Purpose
The Project Manager is responsible for the planning, coordination, and successful completion of construction projects. This role encompasses all phases of construction, including budgeting, bidding, cost control, client relations, and project closeout, with a strong focus on achieving project financial goals.
Essential Functions
- Client & Business Development:
- Active participation in RFP responses, including presentation development and pitching.
- Support client retention by adding value during preconstruction.
- Participate in business development and client relationship management through industry events, networking, and building beneficial relationships with clients and designers.
- Attend career fairs and client/industry events.
- Project Planning & Bidding:
- Prepare accurate and timely budgets and bids.
- Conduct scope reviews and leveling of trade partner bids.
- Participate in the presentation of pricing to the client.
- Project Execution & Management:
- Ensure effective internal team communication flow.
- Ensure timely and effective communication with trade partners and the design team.
- Manage project cost control, including internal monitoring of general conditions and labor.
- Manage the monthly billing process.
- Review and validate trade partner change pricing.
- Minimize risk by ensuring accurate and complete subcontracts are written and fully executed in a timely fashion, utilizing prequalified trade partners.
- Ensure certificates of insurance are obtained from primary and tiered trade partners.
- Heavy coordination with the superintendent, including frequent site visits to monitor onsite progress.
- Project Closeout:
- Ensure effective and efficient project closeout, including providing documentation to the owner.
- Assure timely completion of punchlists.
- Facilitate expeditious and accurate financial project closeout.
- Financial & Reporting:
- Report and achieve project financial goals.
- Contribute to financial project goals by completing accurate forecasting of project costs and timely submission of billings and tracking of receivables.
- Team Development & Mentorship:
- Contribute to the growth of the company by participating in the intern program.
- Mentor Interns, Project Engineers, and Assistant Project Managers (APMs).
- Role model professionally for Interns, Project Engineers, and APMs.
- Systems & Technology:
- Become proficient in, and utilize, Clune established systems and technology to work efficiently and to the highest standards.
- Document Control:
- Ensure effective document control reporting and communication flow to the client.
Supervisory Responsibilities
This role may have supervisory responsibilities of an Assistant Project Manager, a Project Engineer, and/or an Intern.
