Requirements

  • Bachelor’s degree in relevant field of study preferred
  • 10+ years’ experience with lease negotiations, strategic real estate portfolio management, and indirect procurement of products and services used within facilities
  • Ability to work on multiple projects simultaneously with minimal supervision
  • Strong negotiation skills for lease negotiations and indirect procurement
  • Self-starter with initiative and ownership of responsibilities

  • Expertise in facilities management, lease negotiations, cross-functional collaboration, budget administration, and vendor relations

Responsibilities

  • Develop, implement and oversee a comprehensive real estate strategy for all owned and leased properties (Strategic Portfolio Management)
  • Partner with SBU leadership, real estate brokers and legal counsel on lease negotiations, including leveraging lease management software to monitor critical dates, liaise with stakeholders, review terms, and assist with negotiations (Lease Administration)
  • Proactively identify, explore and pursue facility co-locations, considering customer, employee and supplier impact; relocation expenses; facility requirements; anticipated cost savings; timing; and strategic considerations (Geographic Footprint Optimization)
  • Manage facilities costs and pursue savings opportunities across more than 240 locations, including utilities and energy usage (negotiating agreements in non-regulated states), facilities services (landscaping, HVAC maintenance/repair, alarm systems, waste removal), warehouse equipment/supplies (packaging, MRO, material handling), facility employee supplies (office supplies, uniforms, safety products), and other maintenance agreements (Vendor Management)
  • Partner with the Facilities Best Practices Team (FBPT) to share best practices on cost savings, energy reduction, and operational efficiencies supporting company goals (Facility Best Practices)
  • Work with General Counsel and operations team to address facility maintenance and repair issues per lease agreements; handle maintenance needs for headquarters in Addison, IL (Facility Maintenance)
